What’s the best way to use RRSP contribution room accumulated through rental income?

Featured writing by Allan Norman · M.Sc. · CFP · CIM

The Short Version

Net rental income keeps generating fresh RRSP room each year, and a landlord nearing the age-71 deadline wants to know the smartest way to put it to use. The answer here runs against the instinct to maximize every contribution: rather than rushing to fill the room, the suggestion is to first get clear on what the money is for, whether the goal is to spend and enjoy it or to build an estate. Modelling showed that filling the RRSP versus starting RRIF withdrawals early made only a modest difference to what was eventually left behind, while shaping current spending more noticeably. It also surfaced a quieter problem worth flagging for property owners, an estate concentrated in real estate can leave heirs facing capital gains with little cash on hand. It's a thoughtful read for landlords who reflexively reach to top up registered accounts.
